AI for Property Management

AI for property management, built and run by a property company.

“Guests and tenants message at all hours, cleaners need scheduling, owners want reports, and I'm the one holding it all together.”

AI for property management means agents that answer guest and tenant messages, route maintenance from a photo, schedule cleanings and turnovers, and write the reports, while people stay on money and judgment calls. Twin Summit AI builds it for you and keeps it running. Co-founder Shaquan Pratt's Denver rental company runs on it: about 3,160 messages and 160 turnovers a month, and he checks in about once a month.

Software gives you features. Someone still has to run them.

Property management software keeps adding AI features, and many of them are useful. But someone still has to set them up, connect them to the rest of your tools, write the rules for what the AI may say, and keep it running when the apps around it change. For most small and mid-size portfolios, that someone is the owner.

That's the part we do. We build the agents around the software you already use, write the rules with you, and run them, so you get the result instead of another dashboard to learn.

What it handles

  • Guest and tenant messaging on the hours you set, with money, complaints and maintenance sent to a person.
  • Maintenance triage: reads the message and any photo, and routes it to maintenance or cleaning.
  • Turnovers and cleaning: schedules, teams, photo check-ins and live progress on every unit.
  • Daily and owner reports, written for you.
  • Open-night alerts for short-term rentals: empty nights flagged 3 days and 1 day out, with local prices.
  • Rent tracking and books kept ready for your accountant.
  • An AI receptionist for your guest or leasing line.

Run on a real portfolio first

Cashaw Management, co-founder Shaquan Pratt's company, runs two Denver rental brands: KushKations, a lineup of 21 houses, and AllExclusiveBnB. About 3,160 messages a month move through Luna, its AI manager, around 2,000 of them sent by her. Guests get answers from 7 a.m. to midnight, and only money, complaints and maintenance go to a person. An issue-triage agent reads each message and any photo and routes it to the right team.

Turnovers run through PrattsWay, a platform built in-house that replaced a paid one costing about $3,000 a year. It coordinated 174 turnovers in July and 151 in August. Between the platforms it replaced and the outside work the systems now handle, the company has cut roughly $55,000 a year. Shaquan used to be in the day-to-day nearly every day. Now he checks in about once a month.

Short-term, vacation and long-term rentals

Our deepest proof is short-term and vacation rentals, because that's what we run ourselves, in Denver and in Pittsburgh, where our own Airbnb was 92.9% booked in its last month. Long-term rentals use the same pieces: tenant messages instead of guest messages, work orders instead of turnovers. We also built a rent book for a landlord tracking about 45 units.

Where people stay in charge

The agents draft, route, schedule and remind. People decide. Anything involving money, refunds or complaints goes to a person, and so do decisions with legal weight, like tenant screening. You set the rules for what the AI may say, and you can change them any time.

What it costs

A single agent is from $499. The Operations package, with scheduling and turnovers, guest and staff messaging, issue triage, inventory and open-night alerts, is $2,999. The Full AI Operator, an AI manager like Luna who runs every agent from one place and takes orders by text, is from $4,999, with setup and 30 days of direct access to us included. You pay once, with no monthly license fee; usage and optional care are extra. The Watchdog, which tells you the moment something breaks, is $99 a month.

Anywhere in the country

Everything we build runs in the cloud and every call is on video, so we work with property managers and rental operators anywhere in the U.S. In Denver and Pittsburgh, we'll meet in person.
